New Construction. Advice for going this route?

home-builder-contractorOne of the best points of Maine rest estate is that nice plots of land are abundant. In suburban, city, and rural areas, you can find the perfect plot of real estate to place a home. Going with a new construction home can have its pitfalls. Here is some advice for Maine homeowners who may be interested in purchasing a new construction.

Established, new build option: Be sure the project is completed and quickly
If you are purchasing a home in a brand new real estate development, you need to be sure that you will have a good quality of life immediately upon moving in. You also want to make sure that the value of you home will not decrease due to an incomplete neighborhood. If you are looking at newly built homes, be sure that the construction is almost complete. This way you wont have to deal with constant construction around your home long term, nor will you risk a diminished home value if the builder is unable to complete the entirety of the neighborhood.

Middle, modular option: Determine the rules for modular homes
If you are interested in creating a home of your own, but you do not want to have to deal with lengthy construction, a modular home can be a solution that meets in the middle. Modular homes are constructed within a factory, then brought out to the home site in pieces, and put together on the foundation. There are modular homes of all builds, from colonial home styles or modern ranch style houses. To determine if this is a viable solution, check the codes of your city in Maine. Some may disallow modular homes, because the neighborhood might not allow it. Checking with your neighborhood covenants & city codes can help you determine which types of modular homes are a possibility for you.

Ground up construction: Work with reputable builders only
If you want to supervise the building of your own home on your plot of land, go for a construction company that can produce your home from foundation to the last coat of paint. A general construction firm that can build the home from start to finish will cut out the confusion of having to find a work with a variety of different contractors. Working with a general contractor who can manage the entirety of the project will successfully build your Southern Maine Dream home.

If a new construction home is what you want, it is best to work with a real estate professional. A real estate agent can put you in touch with the best Maine builders or show you plots of land on which you can build your forever home.
