Buying lakefront homes and land can be an excellent way to have a great vacation spot, or it might be a place to call home all year round. Whichever you choose, though, doing your homework can help ensure you get the place of your dreams in a budget range you can really be happy with. Too many people see a home that’s on the lake and in the price range they can afford, and they jump into buying it before they really know all the specifics about it.

Don’t let that be you. Maine lakefront property is all different, and you want to make sure you’re getting the home and land that’s best for your present and future needs. Even if the place seems perfect at first glance, there could be something you’re overlooking. Getting a good Realtor to work with you on finding the right property is the best choice, because it helps ensure that you consider everything about the property. Getting mesmerized by the beauty of the water could keep you from realizing that it’s not the ideal home for you.

To make sure you get the right home when buying lakefront property, make sure to ask about defects and upgrades. You’ll also want to find out if the property is on a septic system or a sewer, and whether the connection has been examined recently. Having a sewer system may be more expensive, but it can also be more stable. A septic system often carries more risk, but it is also generally less expensive, since you’re not paying a sewer fee to the city or other municipality. Either option can be a good one, depending on what you’re looking for.

Another important question to ask when you’re shopping for any Maine lakefront property is whether you’ll need flood insurance. That can be very expensive, and can add a lot of yearly cost to the ownership of the property. You may also not feel comfortable living in an area that is prone to flooding, so that’s something you’ll have to carefully consider. Depending on the height of the house relative to the lake and other factors, it’s possible to live on the water and not need flood insurance. However, not all properties will offer that to you.

The quality and level of the water are also important to ask about. You’ll want to know how healthy the water is and how often it’s tested, along with how the level rises and falls throughout the year. Some lakes are controlled, in that water is diverted from them if the level gets too high, but that’s not the case with every lake. Knowing if the lake level is something you’ll need to consider can affect whether you purchase the home, so it’s definitely worth asking about. The lake or river association that manages or owns the lake can be contacted to provide much of that information, helping make your purchasing decision easier for you.
